Harbourgate, Portsmouth

A project undertaken in joint venture with Asda Property PLC on land acquired in 2003 from Portsmouth City Council and South East England Development Agency through a design competition to develop a gateway commercial site of the former Johnson & Johnson factory at North Harbour.

The first phase of 2.63 ha (6.5 acres) was developed with 12,158 m2 (130,872 sq.ft) in four B1/B2/B8 industrial/warehouse units ranging from 1,735 m2 – 5,122 m2 (18,686 sq ft to 55,139 sq.ft) with 5,122 m2 (55,139 sq.ft) the later pre-let to Highbury College on institutional terms. The project was completed 2006 and the fully let investment was retained by Asda Property in their portfolio reflecting a yield of 5.8%.
